Rental Rules and Regulations

ADDRESS: 250 Ski Hill Rd, Breckenridge, CO 80424

1.     CHECK-IN/CHECK-OUT: Check-in time is 3:00 PM MT; Checkout Time is 10:00 AM MT. (Early check-in or late checkout must be pre-arranged)

2.     SMOKING: Smoking is not permitted inside the rental unit or complex.

3.     PETS: Pets are not permitted in rental unit.

4.     DAMAGE/RESERVATION DEPOSIT: A reservation deposit of $300 is required. This must be received within five (5) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent. However, it is fully refundable within (14) days after departure, provided the following provisions are met:

·         No damage is done to unit or its contents, beyond normal wear and tear.

·         All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.

·         All hot tub keys are left on the kitchen table and unit is left locked.

·         No linens are lost or damaged. 

·         Parking pass is left inside the unit upon departure.

·         The renter is not evicted by the owner, the local law enforcement, or HOA.

5.     PAYMENT: An advance payment equal to 50% of the rental rate is required sixty (60) days before arrival or at the time of booking if booking is less than 60 days in advance. This payment will be applied toward the rent. The balance is due thirty (30) days before your arrival date. You need JavaScript enabled to view it , or personal check payable to Mr & Mrs Hughes. Access code to the unit will be provided by email upon receipt of final payment.

6.     CANCELLATIONS: A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations made in less than sixty (60) days prior to the arrival date forfeit the 50% advance payment and the reservation deposit. Early departure does not warrant any refund of rent.

7.     MAXIMUM OCCUPANCY: The maximum number of guests is six (6) persons at the advertised rental rate. An additional charge of $15.00 per person per night for guests in addition to six (6). The maximum occupancy is limited to ten (10) guests.

8.     MINIMUM STAY: This property requires a three (3) night minimum stay.  Longer minimum stays may be required during holiday periods.

9.     NO DAILY HOUSEKEEPING SERVICE: Daily maid service is not included in the rental rate. Some cleaning supplies are available in the unit for use. We suggest you bring beach towels for the hot tub as we do not permit towels or linens to be taken from the units.

10.   RATE CHANGES: Prior to booking, rates are subject to change without notice.

11.   FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

12.   PARKING:Parking is limited to one (1) vehicle and is available on a first-come first-serve basis.  Vehicles may be parked under the building in the designated Ski Hill Condo parking lots. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. If needed, long term parking for additional cars is available at the Breckenridge Ice Rink for a small daily fee.

13.   HOT TUB: Remember there could be health risks associated with use of the hot tub. Use at your own risk.

14.   FIREPLACES: The fireplace is wood burning. Firewood is stocked by the complex and is available for free next to the parking lots. Access to firewood requires the use of the amenity key which is included in the rental unit.

15.   STORM POLICY/ROAD CONDITIONS: No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well-maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.

16.   WRITTEN EXCEPTIONS: Any exceptions to the above mentioned policies must be approved in writing in advance.

The owners of this condominium unit are not liable for any accidents, injuries, or illness that results from use of the condo or the facilities in the condominium complex.  The owners are not responsible for the loss of personal belongings or valuables of the guests. By signing this agreement, it is understood that tenets and/or their guests expressly assume the responsibilities and risks of any harm or damages to persons or property.
